The famous ceramic factory of Laveno occupied a privileged site with a beautiful South-facing exposure and a spectacular view over the lago Maggiore.

The revision of a given renewal plan search for an architectural language and an open space design capable to graft the new quarter onto the existing lake-side promenade.

The commercial portico is crowned by a stone and plaster “screen” of loggia which mediate the scale of the landscape with the private dimension of the apartments.

The site of the project is situated in the north-west corner of the new intervention, straddled between the bustle of daily life of the avenues that connect the area to the centre and the quiet dimensions of the new park.

This invites and gives synthetic shape to the needs of contemporary living in a place of high environmental quality. The open court-yard setting of the buildings’ mass protects a central green area onto which the large terraces face. The positioning of these buildings have been carefully studied in relation to the movement of the sun so as to create “open air living rooms” which allow the lodgings to be lived to the full throughout all the seasons of the year. All communal entrances can be accessed directly from the perimeter of the site and are connected to the vast area of the building’s garden.

The three eight-floor high slabs are unified by low walls into a single block.

The orientation of the slabs maximizes solar exposure and the views toward the new park, while protecting the intervention from the high traffic noise of Viale Serra, towards which three blind elevations are posed.

Pedestrians have access through high porticoes veneered in white stone which overlook the common gardens. On the side toward the park a large built screen protects the deep loggias of the apartments, trying to conjugate high density with high environmental quality.

The D building is a new construction which substitutes an utilitarian building on the corner between two canals. An existing brick chimney is integrated in the design as a testimonial of the industrial past.

The cubical mass of the new building is excavated on the south side by a triangular court, an intimate space which leads from the public path to the central core of the vertical distribution. On the ground floor, an extension of the volume on the right wing “embraces” the base of the chimney and guides the pedestrian paths which cross the area.

The building, founded on steel piles, is built in load-bearing masonry and reinforced concrete. Its four floors host sixteen subsidized housing apartments served by a central stair and elevator. The roof is cladded in copper, the exterior façades are plastered with natural grey sand plaster and left unpainted. The inner court and the loggias are finished in white stucco (marmorino). The window sills and lintels and the base cladding are in white Istria stone, the window frames are in hemlock wood and the shutters are in water-resistant plywood painted in a blue-grey colour.
